Sherwood Oregon Housing Market Report For January 2021
Today we are bringing you a quick housing report for the Sherwood real estate market for the month of January 2021
A total of 26 new listings came to the market. An increase of 8% from the 24 homes listed for sale in December 2020 and a 30% decrease compared to the 37 listed for sale in January 2020.
It’s important to note that we have seen the number of new listings coming to the market in Sherwood decrease annually since 2016, I anticipate that in 2021 we will see this trend continue and we will stay in a market heavily weighted towards sellers.
28 homes accepted an offer, a 9% decrease from 31 homes that went pending in December 2020, and a decrease of 6% from the 30 accepted in January 2020.
Over the past 12 months, we have seen 94% of the homes listed for sale in Sherwood accept an offer with a median time on the market of 7 days.
19 homes successfully closed a 52% decrease over the 40 homes that closed in December 2020 and matched the 19 closed in January 2020.
458 homes have closed between February 2020 and January 2021 while the average sale price increased by 19.62% to $583,811.
