Hey, everyone, this is David Caldwell with Hillshire Realty Group. Today we are going to review the real estate market for 97223 and 97224. These numbers as of May 11th per data from RMLS. When we look at the real estate market January 2020 thru April 2020 we have seen 505 homes listed for sale with an average asking price of $474,628. 382 homes have accepted an offer and gone under contract and 330 homes successfully close with an average sale price of $458,310. When looking over the past 12 months the average sale price has increased .29%. When we review January thru April 2019 vs 2020 the average sale price is 4.85% higher. 2020 is a remarkably different market than 2019 because of COVID 19. YTD new listings are down 9.7% Pending sales are down 13% and Closed listings are down 6.5% In the past 12 months, there have been 1,258 closes sales with 909 closings below $500,000 and 349 occurring above. Furthermore, 54 took place above a sale price of $700,000 So to summarize, the market is still moving. If you are thinking of selling or buying a home.
